Accounting Utilities Coordinator

About the role

The Residential Property Management Company is looking for an Accounting Utilities Coordinator to manage utility billing and support property accounting across its residential portfolio. You will act as the liaison between utility providers, vendors, and property teams, ensuring accurate invoicing and timely payments.

Key responsibilities

• Coordinate and maintain utility accounts for all managed properties.
• Receive, review, and process utility and vendor invoices, verifying property, billing period, and charge accuracy.
• Identify and resolve billing discrepancies, duplicate or unusual charges.
• Maintain detailed records of utility accounts, payments, and account changes.
• Work with utility providers on account setup, transfers, service changes, and tenant turnover.
• Track utility expenses and flag unusual increases.
• Perform property accounting tasks in AppFolio, including payouts, bank reconciliations, and AR/AP tracking.
• Assist property management teams with accounting queries, data entry, and invoice processing.
• Process security deposit returns, payroll, and other reimbursements.

Required profile

• 2–3 years of experience in accounting, accounts payable, or utilities coordination.
• Experience in property management or related accounting preferred.
• Strong attention to detail and ability to manage multiple deadlines.
• Self‑motivated, dependable, and capable of working independently.
• Excellent written and verbal communication skills.

Required skills

• AppFolio (or similar property management accounting software).
• Microsoft Excel and Microsoft Office suite.
• Proficiency with bank reconciliation and basic accounting principles.
